Canary Wharf Group Secures String of High-Profile Leasing Deals Amid Ongoing Transformation
Canary Wharf Group has recorded a series of significant leasing successes, underscoring the enduring appeal of the estate as both a financial and increasingly diversified business hub.
The most widely publicised agreement is HSBC’s commitment to take an additional 210,000 sq ft at 40 Bank Street, cementing its long-term presence in the district. Yet, this is only one of several major deals shaping Canary Wharf’s occupier landscape. Spanish banking giant BBVA has signed for 60,000 sq ft at One Canada Square, with a lease extending to 2035, while Smartest Energy has added 20,000 sq ft at The Columbus Building.
Meanwhile, some of Canary Wharf’s longest-standing tenants have reaffirmed their commitments. Morgan Stanley has extended its lease to 2038, while Barclays has prolonged its tenancy at 1 Churchill Place to 2039. Both Fitch and JP Morgan have also renewed their agreements, ensuring a stable base of leading financial institutions. In parallel, Visa is reportedly preparing to enter negotiations for a substantial 170,000 sq ft at One Canada Square, which would mark one of the most significant forthcoming additions to the estate.
Importantly, the leasing momentum extends beyond financial services. The occupier mix in Canary Wharf is diversifying as the Group positions the estate as a hub for technology, life sciences, and consumer brands. New arrivals slated for 2025 include confectionery giant Hershey’s, digital bank Zopa, IT services company Hexaware, contract research organisation hVIVO, and biotechnology firm Aviado Bio. Together, these entrants highlight the estate’s strategic push to broaden its sectoral footprint and reinforce its credentials as a mixed-use destination.
This momentum follows more than £7 billion of investment in recent years into new developments, infrastructure, and green space. The strategy reflects Canary Wharf Group’s evolution beyond its original identity as a financial services enclave into a dynamic neighbourhood that integrates commercial, residential, retail, leisure, and life sciences.
As demand continues to shift towards sustainable, amenity-rich business environments, Canary Wharf Group’s recent run of leasing activity underscores both resilience in its core markets and success in attracting new industries.
